About the role
This role plays a key part in helping us deliver a smooth, efficient and compliant voids service for North Northamptonshire Council homes. You’ll be right at the heart of coordinating works, supporting teams and making sure our properties meet the right standards.
Key responsibilities include:
- Coordinating and delivering an effective voids service, making sure work is well planned, inspected and delivered to agreed quality, cost and performance standards.
- Overseeing the Void Planners and coordinating repairs and maintenance across allocated service areas. You’ll also lend a hand to the Planners/Dispatchers when needed.
- Producing regular performance information using the systems available.
- Supporting council trade teams and contractors by offering technical advice and helping resolve any on‑site issues.
- Carrying out property surveys and inspections, preparing specifications and tender details, and keeping accurate records and audit trails.
- Monitoring contractor and service performance to support continuous improvement and best value.
- Working closely with the Team Leader to build strong relationships with contractors and partner services, including attending site and progress meetings.
- Making sure financial controls, procedures and council policies are followed at all times.
Health, safety and compliance
- Providing professional advice to ensure health, safety, building and environmental requirements are met.
- Supporting the development, review and implementation of health and safety procedures.
- Promoting safe working practices for staff, contractors and residents at all times.
Corporate responsibilities
- Following all council policies, including safeguarding, equality, financial regulations and health and safety.
- Auditing van stock and resources when required and keeping accurate records.
- Preparing reports, attending meetings (including evenings where needed), taking part in training and carrying out other duties appropriate to the role.

About you
What we’re looking for
- Good, practical building knowledge.
- A solid understanding of NNC’s Lettings Standard.
- Knowledge of damp and mould issues and related legislation.
- Someone who’s organised, self‑motivated and pays attention to detail.
- Strong communication skills.
- Confidence using IT systems, including Callsys and Microsoft.
- A flexible and proactive approach to work.
- Access to a personal vehicle (business mileage will be paid).
- Ability to carry out property surveys, including accessing lofts using stepladders.
- A respectful and professional attitude.
- Someone capable of covering dispatch duties due to absences.
